Feasibility Study

• Site evaluation

Design Management and Documentation Phase

• User Group liaison to establish concept design options
• Establish and engage the Consultant team, including Consultant Briefs
• Master and detailed programming
• Identify risks, analyse and respond
• Co-ordinate design and documentation within programme constraints
• Co-ordinate and negotiate with all authorities having jurisdiction
• Develop a detailed Cost Plan and/or control established budgets
• Coordinate value management reviews as required to achieve budgets

Pre-Contract/Procurement Phase

• Secure authority approvals
• Prepare tender lists and tender documents, through to assessment and recommendations
• Review and evaluate builders construction methodology
• Formalise contracts

Construction Phase

• Initiate contract administration and project costs control procedures
• Initiate and supervise quality procedures
• Review and monitor builder's construction programme
• Identify potential delays and propose remedial action
• Initiate and chair all site meetings
• Prepare monthly reports
• Review and negotiate variations with builder
• Evaluate extension of time claims
• Ensure programme milestones are achieved
• Maintain documentation control and recording
• Ensure timely issue of contractual certificates
• Initiate defects inspections

Post Construction Phase

• Manage defects rectification and administer defects liability period
• Settle final accounts and process final certificates
• Settle final consultant fees
• Advise and collate warranties and maintenance contracts
• Collection and certification of as-built documentation
